Advertising

West End Real Estate knows how to market your property to attract quality tenants. Marketing of your property will include ‘For Lease’ signage, online advertising in www.realestate.com.au and print advertising in the Geelong Advertiser.

Maintenance

Your instructions are what we follow when it comes to the maintenance of your investment property. West End Real Estate will facilitate repairs by your preferred tradesperson, or we will choose from our own list of qualified tradespeople.

Inspections by prospective tenants

Prospective tenants will be invited to inspect your house for rent ‘by appointment only’. West End Real Estate will not allow tenants to view properties unsupervised. Prospective tenants are also required to provide contact details and photo identification prior to entering your property for rent.

Tenant approval

Before we present to you a prospective tenant, West End Real Estate will reference check applications including a search on the tenancy database TICA. Unless specifically instructed, the landlord makes the final decision on all tenancy applications.

Routine property inspections

West End Real Estate will conduct a routine property inspection after the first three months of the tenancy and every six to nine months thereafter. Landlords can request to be present during any routine inspection.

The routine inspection is a visual inspection of the property. Landlords receive a written report that outlines the condition of the rental home, maintenance that requires immediate attention and maintenance that may be required in the future.

Rent reviews and lease renewals

West End Real Estate will conduct an annual rent review of your investment, which will consider the current state of the rental market.

If your tenant seeks to renew their current lease, we will talk to you and discuss all of your options, including any potential rent increase. Tenants are not required by law to enter into another fixed term lease agreement.

Rent arrears

West End Real Estate will conduct an annual rent review of your investment, which will consider the current state of the rental market.

West End Real Estate has stringent processes in place that allow us to check daily for rent arrears, which results in tenants being contacted and reminded of their financial obligations. If rent falls 14 clear days in arrears, we will service a Notice to Vacate on your behalf.

Vacating the property

You will be notified immediately when a tenant gives notice to vacate and we will seek further instruction in regard to releasing your investment. This is an opportunity for you to consider a rent review and any required maintenance.

After the tenant returns the keys to your rental property to our office, West End Real Estate will conduct a final inspection. We will discuss the result of this inspection with you prior to refunding the tenant’s bond.
